surerent_logoIt is bad advice to judge a book by its cover.  It is also bad advice to evaluate a potential tenant without a proper program for scrutinizing their background.  And there is no need to make an uneducated judgement.  By law, if you desire, the cost of an applicant background check can be passed along to the applicant.

Alliance 2020 provides private landlords the tools to make informed decisions, from application and consent forms to screening packages and products through our SureRent 2020 program.  And the good news is that you don't need to be an expert to get understandable results.  Our program includes a tenant "scorecard" that presents the results in an easy-to-read, single-page document.

  • A SureRent 2020 Report provides information in all of these areas, from Alliance 2020, a trusted source.  The report is based on the name you submit, searched in concert with other identifiers such as date of birth and Social Security Number (SSN).  Once the information is provided to you, you can use it to make an objective evaluation of whether you want the prospect as a tenant.


When you establish an individual landlord/roommate screening account with Alliance 2020, you have access to two powerful screening reports to assist you in selecting a tenant or roommate.  If one of these packages don't meet your needs, Alliance 2020 can design a package just for you!  Your reports are fully compliant with State and Federal law, are securely stored online and are available to you 24 hours a day.

Remember, the cost of the report may be legally passed along to the prospective tenant.

You have two options to sign up for SureRent 2020.  You can sign up online, completing your application for service with an electronic signature, or you can download a form to print, fill out and fax or mail to Alliance 2020.


What's Going to Happen When I Sign Up?

The Alliance 2020 SureRent Coordinator will call you within 8 business hours of receipt of your application for service to begin our "due diligence" process.  This process is designed to ensure that you are a legitimate landlord with a rental unit, and that you will safeguard private, personal information.  If we cannot establish your identity and need we will not be able to provide you service.

Items that will be requested in our due diligence process include the following.

  • A copy of the property deed or other proof of ownership of the residential unit you are renting/leasing
  • Address of the rental unit or property
  • A faxed copy of your first rental application from a prospective tenant.  This application can be sent the same day you send in your application for service.
  • IRS Schedule E from a past year's income tax form
  • Readable copy of your state-issued ID or drivers' license

We go through multiple steps to prove your identity and establish your legitimate need for screening services.  As a result, it usually takes about 24 business hours to set up your account.  IF YOU NEED RUSH SERVICE, PLEASE CALL 800/289-8065 AND ASK FOR THE SURERENT 2020 COORDINATOR AND EXPLAIN YOUR SITUATION.  Your first screening report will be returned within moments of your approval, so it is helpful if you send in your first rental application with your application for service.
